PAT Test

PAT testing in all long term rented properties and short term holiday lets is a legal requirement under the Housing (Scotland) Act 2014. All electrical equipment provided by the property must be PAT tested every 5 years to ensure it is in a safe condition.

 

Legionella Risk Assessment

Landlords must be able to prove they have risk assessed their. property and are controlling the highlighted risks to keep people safe. The regularity of the Legionella Risk Assessment is really dependant on properties with water systems that are more likely to pose a legionella risk. It is recommended that a Legionella Risk Assessment is carried out once every two years or before a new tenancy begins.

 

Lead Testing

As of the 1 March 2024, The Repairing Standard (Scotland) 2006 required all tenancies to meet a number of key safety standards including the removal of lead from water supplies.

In order to comply with the Repairing Standard, lead pipes and lead lined storage tanks or fittings should not be present in the drinking water supply of any privately rented property from the boundary stopcock to the kitchen tap. This includes:

  • Drinking water outlets

  • Pipework to drinking water outlets

  • Water storage tanks within the dwelling

  • Water storage tanks in the loft space, including any common storage tanks located in tank rooms or in the roof space

 Our lead testing service will firstly carry out a comprehensive visual assessment of your property to ensure there is no presence of lead within your water system.

Secondly, we will carry out a lead test on your water supply to ensure that if any traces of lead are found, that they sit within acceptable levels of safety.

If lead piping is identified or unacceptable levels of lead are traced within the water supply, we will work with you to remove its presence by advising on the optimum solution available such as pipe replacement or filter installation.

 

Landlord Maintenance Plan

MyGas provide a Landlord Maintenance Plan set at a monthly rate of £15 per address.

The plan includes an annual Gas Safety Certificate plus unlimited calls to the address for boiler, central heating and plumbing related repairs.
